Are SunnyBay Parks residential?
No. SunnyBay Holiday Parks are for holiday use only. All owners must have and provide proof of a primary residential address in the UK.
Are pets allowed?
Yes. Pets are welcome at all SunnyBay parks. A maximum of 2 dogs are permitted per unit, and they must be kept on leads and cleaned up after.
Do you offer finance?
Yes. Finance options are available and assessed on an individual basis.
How do I book a holiday stay?
Bookings can be made via Hoseasons or by contacting the park directly.
What time is check in and check out?
Check in: 4:00pm. Check out: 10:00am. Early check-in or late check-out may be available at an additional cost, depending on the park.
Do you allow subletting?
Yes, subletting is allowed in selected parks. Conditions may vary — please check with the sales or management team.
Can I part-exchange my caravan or lodge?
Yes. SunnyBay accepts part-exchanges on selected units, subject to inspection and approval.
Are decking and sheds allowed?
Yes. Decking is permitted with approved contractors. Sheds are allowed at SunnyBay Dunes (maximum size 8ft x 6ft).
Ownership and Site Rules
Can I live in my caravan full-time?
No. SunnyBay Holiday Parks are for holiday use only. Permanent residence is not permitted.
Is the park open all year round or seasonal?
Most SunnyBay parks operate for 10–12 months of the year, depending on the location and local planning regulations.
How long does my holiday home have on its site licence or age limit?
New holiday homes usually have a 15–20 year site licence. Pre-owned units may have fewer years remaining depending on age and condition.
Are there any park rules I should know about?
Yes. Each park has its own site rules covering speed limits, quiet hours, pets, maintenance standards, and safety. These are provided before purchase.
Can I upgrade my caravan later?
Yes, owners can upgrade or part-exchange their caravan at any time, subject to park approval.
Can I sell my caravan and what fees would I have to pay?
Yes. Owners can sell privately or through the park. A small commission or administration fee may apply.
Can I have a veranda or decking installed?
Yes, decking is allowed with prior approval and must be installed by an authorised contractor.
What’s included in the holiday home when I buy it?
All holiday homes are fully sited, connected, and ready for use, including fixtures, fittings, and standard furnishings unless otherwise stated.
Are there any hidden fees such as maintenance or security costs?
No. All fees are clearly outlined in your annual site agreement. Site fees typically cover maintenance, landscaping, and security.

Site fees vary between parks and pitch types. They usually cover ground rent, landscaping, communal area maintenance, waste disposal, and use of facilities.

Can I rent my holiday home out when I’m not using it?

Yes. The park can recommend approved letting partners who handle bookings, guest communication, cleaning, and check-ins.
